Which service should I use?

The option you choose may depend on various factors ranging from the properties you let, their location and how hands-on you are as a landlord.

If you only let one or two properties and can manage the property yourself, you may just need help finding tenants. This is the most cost effective option.

A fully managed service is ideal when the property is far away from where you live or you let a number of properties. Another major consideration is the type of property.

Many buy to let investors in the HMO student market opt for the full management service due to the heavy legislative laws in play and the importance of remaining compliant and up to date with everything.

Let only service

  • Initial inspection and rental valuation of the property.
  • Advice given with regard to achieving maximum rent.
  • Marketing brochure prepared & displayed in our office.
  • Property advertised on our own website & PropertyPal.com for maximum exposure.
  • Tenancy database checked for suitable tenants.
  • Commence viewings on the property.
  • Collect the 1st month's rent on your behalf.
  • Request guarantor forms, working references, copies of identification, pay slips and previous landlord references.
  • Set up standing order mandates to your bank account.
  • Provide the tenants with a rent book

It is up to the landlord to deal with the check-in / check-out process, register the deposit with an approved scheme, carry out the inventory and deal with all issues throughout the tenancy including organising all safety checks.

Fully managed service

As above but will also include the following:

  • We organise all repairs & maintenance.
  • Annual safety checks carried and certificates issued.
  • We do the check-in / check-out process.
  • Detailed inventory carried out and deposit registered on your behalf.
  • Clear monthly statements are issued to you.
  • Monthly rental payments paid directly into your bank account.
  • Periodic property inspections.
  • Robust arrears systems and procedures are in place to minimise problems.
  • Properties advertised in advance of tenants vacating thus minimising vacant periods.

  • Request market apprsial of your property Detailed inspection by professional lettings agent highlighting the current and potential rental yield. Advice given on works required before progressing to marketing.
  • Marketing Professional in house photography, videos and advertising done throughout various online platforms to ensure landlords property is given maximum market exposure.
  • Viewings Initiate viewings on the property
  • Tenant checks Robust in house checks carried out on all property applicatnts. This incudes credit checks, guarantors, previous landlord references, character references, working refereces and payslips depending on the type of property rental.
  • Completing the let Once the right tenant has been sourced the cotract and other important paperwork will be completed.
  • Statements Monthly rental statements for all management properties.
